Gilbert’s “Monroe Blocks” Plan: Two Towers, Residential, and Retail Space

Bedrock Real Estate Services would purchase the sites for $2.7 million, including the Kahn-designed National Theatre.

Dan Gilbert’s Bedrock Real Estate Services could bring a 20-story office building to downtown Detroit as part of the Bedrock-led “Monroe Blocks” project. Detroit’s Downtown Development Authority gave preliminary approval to the plan, which also includes the building of a 16-story residential tower, as well as public and retail space along Randolph and Farmer Streets along the northeast-end of Campus Martius.

Bedrock Lead Principal Steve Rosenthal says the “Monroe Blocks” project is one of the last pieces needed to connect Detroit’s central business district to Greektown. “As you look at it now as we sit in Campus Martius and it is really beautiful,” Rosenthal said. “I think finalizing that spoke will complete the wheel.

Rosenthal added that some of the renderings shown during the plan’s unveiling are not final. 

“We’re not committed to that, that is one iteration that we think is interesting. I’m sure there is dozens more that would be interesting as well and we’ll make those decisions along the road.”

Rosenthal said renovating some of the Albert Kahn-designed National Theatre could drive down the $2.7 million price tag for the site. He says Bedrock is prepared to break ground in early 2018 if the Detroit City Council approves the ownership transfer of the historic theatre.
